Steps Involved:
1. Choose a development and a lot within the development where you would like your home to be built.
2. When purchasing, a 10% down payment is necessary. The 10% deposit is broken down into two payments. First, in order to secure your lot and model, a good faith deposit of 2-2.5% of the purchase price is due.
3. Within 30 days, contracts are drawn up for the purchase of the property. The remaining down payment of 7.5-8% of the purchase price will be due when the contracts are signed.
4. The home will be built in approximately 10 months. Closing on the home will occur at the completion of construction. Upon closing, the balance of the purchase price is due via lump sum payment or by taking out a mortgage.

Example: $300,000 home
| $6,000 lot and model deposit | (2% of $300,000) |
| $24,000 down payment due at signing of contract. | (8% of $300,000) |
| $30,000 total down payment | (10% of purchase price) |
$270,000 left to be financed through a mortgage or lump sum payment. |

2. Sign a binder, which gives you 2-3 weeks to negotiate the purchase.
3. When a purchase price is agreed upon, contracts are drawn up fo the purchase. Once contracts are signed, a 10% deposit of the purchase price is required.
4. Engineer and termite inspections are completed.
5. Closing will occur approximately 3 months after the contracts are signed.
6. Fill out the Purchase Information form.
Homes can be purchased for personal or investment usage.
Either way, there are expenses associated with owning the home. |
